Cutting Through the Noise in a DTLA Luxury Apartment Rental Market

Downtown Los Angeles (DTLA) is one of the most competitive rental markets in the country. With numerous luxury high-rises vying for the same demographic of young professionals and affluent tenants, 1010 Wilshire needed to stand out. The primary challenge was not just visibility, but speed-to-lead. Previous efforts saw traffic but low follow-through; users would click an ad but drift away before booking a tour. The objective was to create a "capture and close" system. We needed to intercept high-intent searchers on Google, romance passive browsers on Meta (Facebook/Instagram) with lifestyle imagery, and drive them all to specific Landing Pages designed solely to capture contact info. Crucially, we recognized that a form fill is only half the battle, so we implemented a direct response layer involving SMS messaging and cold calling to instantly qualify and convert online interest into offline foot traffic.

To achieve these aggressive occupancy goals, we executed a strategy that bridged the gap between digital clicks and physical leases. (1) Targeted Paid Media Strategy - We dominated the search landscape by focusing on high-intent keywords in which we generated 803 average monthly leads from users explicitly searching for housing right now. We also utilized Instagram and Facebook to showcase the "1010 Life"—highlighting the rooftop pool, business center, and gym which generated 466 average monthly leads by targeting interests related to luxury lifestyle. (2) Conversion & Follow-Up Ecosystem - We created dedicated Landing Pages that drove traffic to funneled to pages. We also didn't rely on email alone. Setting up an immediate response system reduced the "lead rot" time, ensuring prospects were spoken to while the apartment was still top-of-mind. The Result By treating lead generation as a full-contact sport—combining targeted ad spend with immediate SMS and phone follow-up—we turned 1010 Wilshire’s digital presence into a 24/7 leasing machine, consistently filling units in a cutthroat market.
